The Lodge at Historic Lewes is a commercial project located off Kings Highway in Lewes. The 8-acre site included 176 parking spaces and 175 units planned for independent and assisted living as well as memory care.
Key Challenges
The site contained two infiltration ponds designed to handle water run-off during construction of the long-term project. To help protect the bottom of these ponds from sediment runoff, we covered the ponds with a geotextile fabric that helped prevent sediment from collecting on the pond bottom. At the end of the project, we removed the fabric along with any sediment that had settled. These efforts resulted in achieving field infiltration rates which exceeded the design rates as confirmed by post-construction infiltration testing performed by Geo-Technical Associates.
There was a significant amount of porous paving (5000 SY) on this project. CCC needed to protect the subgrade of the porous paving while the units were being erected to ensure its integrity for infiltration, which minimized access to the building. We brought in a stone slinger to install the base layer of stone so that no vehicular traffic would be directly on the infiltrating surface. Once this layer was placed, the upper layers of stone were installed with a bridge lift to minimize any traffic on the infiltrating surface. Upon completion and to date, the porous paving continues to drain well through all rain events.
