Project Overview
Full sitework package for a multi-phase residential development consisting of 60 lots in two phases. Project scope includes the following:
- 27 acre existing farm field; all topsoil stripping and site cuts to fills for roadways and lots.
- Installation of new DelDOT entrance with turn lanes, bike path, and sidewalk.
- 82,000 CY of total earthwork.
- 7100 LF of sanitary sewer installation, including portions of sanitary sewer at 18’ depths and a jack & bore beneath a state roadway.
- 4500 LF of storm sewer installation, including 36 storm structures.
- Installation of three unique SWM features including swales and storm water basins.
- 4500 LF of waterline installation.
- 9450 LF of upright curb install including all ADA ramps.
- Placement of roughly 3700 tons of asphalt pavement to base pave the site and install the new entrance.
Key Challenges
Since this is a residential development with many individual lots, it was important to coordinate the grading to simplify lot construction. This included adjusting grades for bulk earthwork so that excavated material from the basements could be left within the lot. In addition, topsoil was stockpiled in a central location so it could be re-spread at individual lots as needed.
The sanitary system connects at the rear of the site and then runs to the front and finally across the street to service future construction. This means that the deepest and most challenging work had to happen at the very beginning of the project, fighting groundwater during deep excavation in order to install a sanitary system with minimal fall for half a mile, including a jack & bore beneath a state roadway. This work happened prior to bulk excavation in order to improve the project timeline, despite requiring deeper excavations as a result of the re-sequencing.
